Residential Inspection​
​
Roots Property Inspection provides comprehensive inspections and reporting on the condition of your home’s readily accessible structural components and major systems. Along with the visual evaluation, we use thermal imaging technology, videography and moisture meter tools as needed to give you the most thorough inspection possible. We follow InterNACHI’s Standards of Practice and assess these areas according to their principles:
  • Roof: covering materials, venting, flashing, chimneys, skylights
  • Attic: structural components, insulation materials and ventilation system
  • Exterior: structural components, windows, doors, trim, siding
  • Decks, Porches, Walkways, Stairways, and Railings
  • Grading and Drainage
  • Basement, Foundation, and Crawl Space
  • HVAC System: heating and cooling units, venting, distribution system
  • Plumbing System: water heating units, fixtures, faucets, piping, drains, traps, septic testing (does not include visual inspection of tank), well system testing (does not include drinking water analysis)
  • Electrical System: electrical paneling, breakers, fuses, receptacles, wiring, outlets
  • Interior: built-In appliances, stairs, ceilings, walls, floors, fireplaces, doors, windows
  • Attached/detached Garages, one (1) outbuilding included with a home inspection
  • Mold & Pest inspections included in every Residential Inspection​ (does not include mold testing)

Walk-Through Inspection
Walk-Through inspections are a visual inspection of a property prior to the buyer putting in an offer. 
This visual walk-through allows the buyer to ask questions about the homes systems and get a good snap shot of the home condition before the expense of a Full Home Inspection. It will include visual inspection of the following areas:
Roof condition
Exterior condition- Decks, Porches, Walkways, Stairways, and Railings - Grading and Drainage. 
Basement / Foundation condition - presence of moisture 
HVAC System
Plumbing System
Electrical System
Interior
Attached/detached Garages
Mold & Pest

Four-Point Inspection

New Construction Consulting/Inspection

Having a third party, unbiased consulting the building of your new home or inspection of your newly built home is the best way to ensure that building practices and materials are built with integrity. As Build Durability & Energy Efficiency Expert I can make sure your home will be comfortable, efficient and last a lifetime. We will inspect your home for flaws during the construction process that should be addressed before the builder’s draws and final walk-through.

​​11th Month Warranty Inspection

If you’ve not yet owned your new home for a year, then there’s a good chance it’s still protected by the builder’s original warranty. We recommend scheduling this inspection service before the warranty period reaches expiration so that you can avoid paying for repairs out of pocket in the event that we discover issues that are covered under your home’s warranty agreement.

Drinking Water Analysis
We all need access to clean water in order to maintain good health, and that’s why you should have your prospective home’s water supply tested. We’ll collect water samples to test for coliform bacteria, E. coli and other dangerous contaminants.

Radon Testing
Radon is a known carcinogen that forms from the decomposition of certain types of rock and soil deep underground. Once formed, radon is released as a gas that can sometimes escape from the ground’s surface—posing a threat if it manages to mix with the air circulating through a home. Radon is odorless and invisible, making it extremely difficult to detect. I have the training and instruments necessary to test your home for the presence of radon, ensuring that you and your family are safe from this naturally-occurring hazard.
